HELOCs and home equity

How do fixed-rate HELOC options work?

The short answer

“Fixed-rate HELOC” can describe different structures. A product may fix an initial draw or allow a balance to be converted to a fixed-rate portion, while future borrowing has different terms. Confirm the amount covered and how long the rate stays fixed. Also compare a fixed-rate home equity loan if you need one defined amount.

What exactly needs to be fixed?

Ask which balance receives the fixed rate, how long the rate applies, and whether the payment fully repays that balance over the stated period. Check what happens at the end of that period. A stable rate is only one part of the payment schedule.

What happens when I borrow again?

Some HELOCs price later draws separately or leave part of the balance variable. Ask about lock limits, minimum amounts, conversion charges and whether repaying a fixed portion makes credit available again. These are lender-specific terms, not a standard promise for every line.

How does a home equity loan compare?

A home equity loan generally provides a lump sum with its own repayment schedule. Many are fixed-rate. A HELOC has a line and draw rules. Compare fees and interest on the amount you need, the timing of the money, payment certainty and the payoff date.

What should I ask Shawn to put side by side?

  • The net amount available after fees.
  • The exact fixed balance, rate duration and repayment schedule.
  • Any variable balance and the terms of later draws.
  • Closing, annual, conversion and early-closure costs.
  • The combined payment with your existing first mortgage.

The lender example linked below illustrates one fixed-portion structure. It is not a quote, an affiliation claim or a promise that Shawn’s offer uses that lender’s terms.

Questions people ask

Are all HELOCs fixed-rate?

No. HELOCs commonly have variable rates. Some products offer fixed-rate structures or portions. Review the written terms rather than relying on the product label.

Does a fixed rate guarantee my payment never changes?

Not by itself. A payment can change because of additional borrowing, another variable balance, fees or a different repayment phase. Check the actual schedule and all portions of the account.
