HELOCs and home equity
Should I use a HELOC to consolidate debt?
The short answer
A HELOC or home equity loan can be used to pay off other balances while leaving an existing first mortgage in place. The decision should turn on the cost and repayment plan, not payment relief alone. You are moving debt onto your home: missed payments can put the property at risk. Compare unsecured alternatives and avoid rebuilding the balances you pay off.
What should I compare before consolidating?
Make a list of each balance, interest rate, minimum payment and expected payoff date. Then ask for the equity option’s fees, rate structure, payment schedule and total cost over the same payoff period. Keeping a low first-mortgage rate is one part of that comparison.
A lower monthly payment can come from stretching the debt over more years. Ask what happens if you pay the new loan off on your original schedule, and whether any early-closure fee applies.
Would a fixed-rate option help?
A fixed-rate home equity loan or an eligible fixed-rate HELOC draw can make budgeting more predictable. Check whether the fixed rate covers the full borrowed balance and full repayment term. A variable-rate balance needs a payment comparison at higher rates, too.
What happens after the cards are paid off?
Decide how you will avoid adding the same balances again. Consolidation does not fix a continuing budget shortfall. Compare a direct repayment plan or a nonprofit credit counselor’s debt-management options before securing card debt with your home.

Questions people ask
Does debt consolidation make the debt disappear?
No. You replace balances with a new obligation and may add fees. Compare total repayment, the payoff date and the risk of using your home as collateral.
Will a second-lien HELOC change my first mortgage rate?
It leaves the first mortgage’s contract in place. The new line has its own terms and payment; your first mortgage continues under its existing agreement.
